The minimum age requirement to stay at Y Suites is 18 years old as of the lease commencement date, determined by the student’s birth date.
We are a Purpose-Built Student Accommodation designed specifically for students aged 18 and above. As such, we are unable to accommodate family stays.
During the booking process, you can specify if you wish to add a sharer. The weekly rent displayed on our website is per week and per person only. The additional sharer is chargeable at $49 per week on top of the weekly rent.
For all properties, the sharer has to be a student too.
Please note that we can only accommodate temporary guests in the following room types.
Your temporary guest will be charged $7 per night starting from the day of check-in. For the maximum length of stay for temporary guests, please reach out to the reception desk to inquire. As part of our security measures, please inform our property team in advance so we can register your temporary guest.
All Y Suites properties can only take in students as temporary guests.

Y Suites is a Purpose-Built Student Accommodation exclusively for students.
We warmly welcome all students to stay with us, whether you are enrolled in internship programs or part-time studies, as long as you hold valid student status throughout your intended stay period.
The bond amount you pay varies depending on the property and room type:
The bond should be paid to NSW Fair Trading (Rental Bonds Online) before the stipulated deadline. The bond will be held until after you depart from the property. It will then be returned to you, less any amounts owed to Y Suites (including but not limited to rent arrears, departure cleaning, or damages done to the leased apartment).
After making the initial deposit payment, you will receive a booking confirmation email as well as a “What’s Next” email containing important pre-arrival requirements that you must complete before your arrival.
Failure to complete these required pre-arrival tasks within the specified deadline may lead to the cancellation of your booking, and your deposit payment will be forfeited. Please ensure that you promptly take these actions to secure your accommodation at Y Suites. This not only secures your accommodation but also helps us streamline the booking process for your convenience.

We currently do not offer Contents Insurance and it is not included in your rental.
We highly recommend that you consider applying for it separately.
We require that you submit your Identification documents, Confirmation of Enrollment, and Student Visa through our guest portal.

For check-in after business hours, on weekends, or public holidays, please contact our residential advisor. You are highly recommended to inform us of your arrival date and time via the arrival form in the “What’s Next” email so we anticipate and prepare for your arrival at Y Suites.
No pets are allowed at any time, on our properties.
You may be expected to pay for departure cleaning. Please approach the property’s reception for more information.
Our check out timing is at 10:00am on the morning of your lease end date.
You will need to pay a break fee. The amount of the break fee will depend on how far into your lease you are when you end it. For example, the fee will be:
Room changes are subject to availability. You will be charged a room move fee and a departure cleaning fee.

The rent does not include laundry services. There is a launderette on the property, with costs ranging from AUD$4 to AUD$5 per wash or dry cycle, depending on the property.
Unfortunately, we don’t allow any deferral for our confirmed bookings.

Cancellations After Lease Commencement
You will be required to sign a Residential Tenancy Agreement, Rooming House Agreement, Occupancy Agreement prior to arrival. Once the Residential Tenancy Agreement, Rooming House Agreement or Occupancy Agreement is signed, the terms and conditions of the Tenancy Agreement, Rooming House Agreement or License to Occupy will then apply and supersede any other conditions of cancellation policy.
The Residential Tenancy Agreement, Rooming House Agreement or Occupancy Agreement is a legally binding document, which if broken will incur penalties. Where a resident believes they cannot stay in the room or continue to pay the Rent/Occupancy Fee, they must notify Y Suites management in writing and complete a lease break form as soon as possible.

After all the information is well-received and verified, you will then be formally advised that your lease agreement cancelled without penalty and will be guided on refund process.
If this information is received after the specified timeframe, you will not be eligible for the refund policy and will follow our Standard Cancellation Policy.
